WHAT DO PLUS AND DELUXE MEAN?
Our packages come in two different flavors: PLUS and DELUXE. Both packages are ‘All Inclusive‘, meaning they encompass absolutely everything (and a bit more) that is needed to house your guests and in a superb and stylish appartment. From furnishings, wall finishes, lighting, rugs, kitchenware and bathroom accessories to curtains, decor accents, bedding, wall art, TV sets, electric appliances and a photoshoot; all is included. When we handover the key(card), your property is ready to receive its first guests!
EMERALD PLUS
All our interior packages are tailored to ensure a cohesive and luxurious outcome.
The Emerald PLUS packages elevates your property to our luxurious standard, featuring carefully curated elements for an exceptional guest experience.
The design quality will be the same as that of the of the DELUXE version, ensuring a sophisticated touch to your space.
Optional a professional Hi-Res photoshoot for all spaces for only, with expertly retouched images, ensuring your Airbnb listing offers absolute eyecandy on all levels. Please note that our pacakges do not include whitegoods. These can be added at additional costs.
This package offers more furniture items, superior materials and fabrics, extended sets of kitchen utensils, an extra Smart TV, a Nespresso coffeemaker, and an expanded array of styling, comfort, and decoration elements, including a statement piece.
The Deluxe package also features one extra accent wall, to emphasize your spaces and to make your listeing to make your property stand out even more.

There is also a washer and drying rack inside of the apartment, among all necessities such as utensils, plates, mugs, etc. Overall, it was an affordable, stylish experience and I hope to stay again in the future.

PROCESS
GET IN TOUCH(1 day) Reach out to us and within 1 business day, our team will schedule a virtual meeting to kick off the process. We’ll discuss the general outline of your wishes and the possibillities. Within 1 businessday we will send you a quotation if your wishes differ from the packagedeals.
DESIGN( 3 to 5 days) Upon accepting the quote or packagedeal, and us recieving a 25% down payment, our onboarding questionnaire ensures we capture all your needs efficiently, laying the foundation for the design phase. We’ll conduct a site visit for measurements, and after this we’ll create design proposals for all spaces and present these to you with realistic 3D visualisations. The design proposals will take 3 to 5 days, depending on the size of the appartment.
PRODUCTION(8-10 days) After design-approval and reception of the remaining payment, we will proceed with the production of the project. This normally takes 8-10 days, depending on the project.
HANDOVER(total turnovertime from down payment to handover: 2-3 weeks) At the end of the production we invite you to inspect the finished works, after which you will receive a physical folder with essential documents, certificats, warranties and user manuals.
PHOTOS: Our Deluxe package includes a proffessional photoshoot, optimized for AIRBnB listings. We’ll make sure you receive the High Resolution retouched images within 2 days after the handover.
Frequently Asked Questions
What furniture is included?
We provide all essential furniture such as sofa(s), chairs, diningtable, beds & matrasses, rugs, bedlinnen, duvets, coffeetable, curtains, lights, mirrors, pillows, sidetables and decoration. All this is carefully curated to create coherent and inviting spaces. The packages and the selection of furniture are optimized for the appartment size and its number of guests. Before deciding upon our packages, we’ll present a detailed overview of all the items included, based on your specific situation.
What kitchen appliances are included?
All that is needed for a pleasant cooking- and dinner experience, based on the maximum number of guests. From matching cups, plates, bowls and cutlery to pots & pans, cooking utensils and glasswork so your guests can prepare and enjoy meals effortlessly. Also basic appliences are included like a coffeemaker and watercooker. Before deciding upon our packages we’ll give you overview of all the items included.
What electric appliances are included?
All the nessecary household items and guest essentials: Vacuumcleaner, coffeemaker, watercooker, hairdryer(s), iron+ironingboard, and TV set(s). Before deciding upon our packages we’ll give you overview of all the items included.
What about TV’s?
TV’s are included. The number of TV’s depend on the appartmentsize and the chosen package (Plus or Deluxe). Studio: 1 TV (Plus and Deluxe) 1 bedroom: Plus-1 TV, Deluxe- 2 TV 2 bedroom: Plus 2 TV, Deluxe -3 TV 3 bedroom: Plus 3 TV, Deluxe -4 TV
We calculate the screensize on the viewing distance and the the size of the room.
What about the number of beds?
Our packages are based on the assumption of 2 guests per room. If you wish, we can add addional beds to your package at an additional fee. Our packages include queen- and/or kingsize double beds, depending on the package. Opting for single beds is very well possible, we calculate a small additional fee for that, depending of your specific wishes.
What is the difference between the PLUS and DELUXE package?
They are largely the same: the same design quality, same details, same turnover speed and the same complete and outstanding guest experience.
The Emerald DELUXE packages are compliant with the prestigious DELUXE-label criteria, outlined in the DTCM Holiday Home Regulations Guide. These criteria ask for a higher number of furniture items, number of appliances and level of decoration. For example: -A PLUS-masterbedroom has a Queensize bed, whereas a DELUXE Master-bed is a kingsize bed. -Accentwalls are the attentiongrabbers in the listings. The PLUS Package features one accentwall (usually the TV wall). The Deluxe Package features a second accent wall, for example a bedroomwall. -With DELUXE, all rooms have their own TV set. -DELUXE includes extended sets of kitchen utensils and appliances -The DELUXE package leaves more room for design- and furniture choices to make your property stand out more from the strong competition.
What do you mean with a Ready-to-move-in appartment?
Our packages are based upon appartments that are in an acceptable state. This means that there are no construction issues, that the appartment is visually in a good state and that all the spaces are up to standard, including the kitchen and bathroom(s). If this is not the case and, for example, a kitchen needs to be modernized first, extra arrangements need to be made. Of course we discuss beforehand how this might affect the timeline and/or the budget.
Can I choose the design style and do I have a say in the end result?
Our services are specifically aimed at the Dubai Airbnb market. This means we work in a specific style that works for the Dubai market, and that we can offer a fast turnover time. This means we cannot manouvre too far out of our predifined style. During the initial onboarding you can outline your view and we will try to incorporate this where possible.
The default packages do not include whitegoods like washingmachine, dryer, oven, microwave, refrigerator and dishwasher. The reason for this is that in many appartments, these are already present and installed. However, it is very well possible to add these to any package at an additional fee.
We do not make any structural changes to the property and we do not replace or install kitchens or bathrooms, nor do we repair any pre-existing faults. We do not install or configure WIFI, electricity or water.
The packages do not include new flooring; as in most appartments a new flooring is not needed. However, we can assist in choosing a new flooring so that it matches the new design.
We can not arrange work- and moving permits for our workforce to enter the building. This is something the propertymanager must arrange. We can assist in this by providing documentation.
So a photoshoot is included?
-Our Deluxe package includes a Hi-Res photoshoot for all spaces. A good set of photos is absolute key to a succesful listing. We’ll have the pictures proffessionally retouched and optimized for your online listing, ensuring your Airbnb listing offers absolute eyecandy. (And yes, there are special tricks to make your property pop out just a little bit better on line!). -For the Plus package you can purchase the photoshoot for an additional, discounted fee.
Will the appartment be free of packageing leftovers, dust etc?
Of course we will handover a spotless appartment. All furniture-packaging, dust and other leftovers will be taken care off by our workforce. Before the handover, we will even hire a proffesional cleaning service to give the appartment a thorough deepclean. This in included in the package price.
What if I want something extra or special that is not in any of the packages?
Each package features a unique design, specifically tailored to your situation. Chances are we can accomodate your wishes if you let us know on time: be sure to let us know during the initial briefing and we’ll see what we can do.
Are your services also available for private residences, not aimed at Airbnb?
Yes they are! However, a private residence will have a different pricing and timeline than our packages. This is because a private residence will be tailored to the specific wishes and needs of the owner(s); this asks for a design approach that is very different from the design for a Airbnb. For a private residence we can work on an hourly basis, a square meter price or a fixed price, depending on your needs an on the situation.
